A DSCR file is built from a knowable set of documents, and gathering them early is the single most useful thing you control as a borrower. Every item below works the same way: each document evidences one specific fact the lender must verify, so once you know what a document proves, you know why it is being requested and what an acceptable substitute might look like. What follows is a preliminary preparation list by category, each entry paired with the question that confirms the provider's exact current version of the request, ideally gathered while the deal itself is already modeled in the Deal Analyzer. It is packing for international travel. You pack from a general list so nothing surprises you, but the border agent's requirements are the ones that control at the checkpoint. The provider's actual document request controls here; this list exists so that request lands on a prepared borrower instead of a scramble.
Identity and entity documents
These establish who is borrowing and, when an LLC or corporation holds title, that the entity really exists and that someone is authorized to bind it, meaning legally sign on its behalf. A loan signed by someone without that authority may not be enforceable, so the entity paperwork protects the transaction itself.
- Government-issued photo ID: evidences borrower identity. Confirm: which IDs are accepted, and are secondary IDs requested?
- Entity formation documents (articles of organization or incorporation): evidence the entity legally exists. Confirm: is a certificate of good standing also required, and how recent must it be?
- Operating agreement or bylaws: evidence who owns the entity and who may sign. Confirm: are amendments and full member lists needed?
- IRS EIN letter: evidences the entity's tax ID. Confirm: is the original CP 575 letter required, or is a substitute acceptable?
Property and income evidence
These establish the price, the in-place rent, and the market rent the qualifying math runs on. In a DSCR loan the property's rent does the qualifying rather than your salary, so this category is where the deal's core number gets proven. - Purchase contract with all addenda (for purchases): evidences price and terms. Confirm: are assignment addenda acceptable on this file?
- Current lease, if the property is tenanted: evidences in-place rent. Confirm: does the provider qualify on the lease, on the appraisal's market-rent figure, or on the lower of the two?
- Appraisal with a comparable rent schedule (Fannie Mae Form 1007 for single-family): evidences value and market rent. Confirm: who orders it, and which report forms does this provider require?
Insurance documents
Both items evidence that the property's coverage is in place, and coverage matters twice: the lender's collateral has to be protected, and the premium itself feeds the monthly payment figure the qualifying ratio runs on, which the property insurance and PITIA guide covers.
- Hazard insurance binder or quote: evidences the property will be covered at closing. Confirm: what coverage amounts, deductible limits, and mortgagee clause wording are required?
- Flood zone determination and, if applicable, flood policy: evidences flood exposure is addressed. Confirm: who runs the determination, and what happens if the property maps into a flood zone?
Financial documents
These evidence that you can actually close and then withstand a vacancy afterward. Lenders trace money because they have to verify it is yours and not undisclosed borrowed debt, which is why a large unexplained deposit generates a follow-up question rather than an approval.
- Bank statements: evidence reserves and the cash needed to close. Confirm: how many months of statements, which accounts count, and how are large recent deposits documented?
- Source-of-funds documentation for transfers or gifts: evidences where the closing money came from. Confirm: what paper trail is required for each transfer?
Title and closing items
Title is the legal record of who owns the property and what claims exist against it. This last category evidences that ownership can transfer cleanly and that whoever sits at the closing table can sign for the entity.
- Title commitment: evidences the property can transfer with clear title. Confirm: which exceptions must be cured before closing?
- Entity signing authority documents for closing: evidence the signer can bind the entity. Confirm: does the title company need its own authorization certificate?
- Payoff or lien statements on a refinance: evidence what the new loan must retire. Confirm: how current must payoff figures be at closing?
None of this replaces the provider's own request. The point is that when the request arrives, you can name the fact each document evidences, the identity, entity, and financial items are already assembled, and the confirm-questions above have turned the generic list into the one that applies to your file, with nothing on it surprising you.
Form numbers are in transition here. Appraisals submitted to the GSE portal on or after November 2, 2026 use a single dynamic URAR that absorbs Form 1025, and the market-rent estimate becomes a section inside it. DSCR loans are business-purpose and never reach that portal, so a non-QM lender can keep asking for the legacy form by name after that date, while the appraiser it orders from may already have moved to the new report.
